01 · Where things stand

Everyone talks to buyers. Almost nobody talks to sellers.

Look at your site and at your competitors: they are all shop windows full of properties, which are tools for buyers. But buyers are brought in by the portals. The listing, the thing that actually matters, comes from the owner, and for them there is nothing on your site.

I pay for the portals, but the listings go elsewhere.

Portals give you visibility on the properties you already have. Not on the ones you do not have yet: those are won earlier, while the owner is still thinking about selling.

People with a house to sell do not know I exist.

The owner takes months to decide. During those months they search "what is my house worth", they read, they look around. If they do not come across you then, they will call another name when they decide.

My listings look like everybody else's.

Same photos, same phrases, same layout. The seller sizing you up looks at how you treat other people's properties: that is your real portfolio.

It is the sellers you have to convince. One line from a satisfied owner is worth ten from a buyer.

Not a property window: a page that answers the owner's questions. What is it worth, how long does it take, what does it cost, and what do you do that the others do not.

The online valuation that brings the lead

Address, square metres, year built: an instant estimate, and a qualified contact in your list. It is the tool that brings in more listings than anything else.

Google profile and reviews from sellers

Ask the people who have just sold with you, on completion day. They are the only ones that really move the needle.

Advertising to owners in the area

Adverts can be targeted by neighbourhood and profile. Not at people looking for a home: at people who own one and might sell it.

Listings that stand out

Good photos, readable floor plans, a two-minute video. The seller who sees that thinks: "I want my house presented like that".

Lukewarm leads that do not get lost

Someone who asked for a valuation and did not follow up is not lost: they are simply early. An automatic follow-up brings them back when they are ready.
